This Cookie Policy explains how the Casa Boutique del Mar website (casaboutique-delmar.com) uses cookies and similar technologies. The short version: this site uses exactly one cookie, which simply remembers the language you choose. It is a strictly necessary technical cookie that is exempt from prior consent under Spanish law, which is why you will not see a cookie banner here. We set no analytics, advertising or tracking cookies of any kind.

Who is responsible for this website

The website and the cookie used on it are operated by Casa Boutique del Mar, a boutique real-estate agency based on the Costa Blanca. Our professional registrations are APIAL no. A547 (Asociación Profesional de Agentes Inmobiliarios de Alicante) and RAICV 4431 (Registro de Agentes Inmobiliarios de la Comunitat Valenciana).

The full identity of the data controller, in line with article 10 of Spanish Act 34/2002 (LSSI-CE) and articles 13 and 14 of the General Data Protection Regulation (Regulation (EU) 2016/679, GDPR), is set out in our Legal Notice. What cookies are

A cookie is a small file that a website stores on your device (computer, tablet or phone) and can read back when you return, so that the site can remember information between page views or visits. Similar technologies, such as the local storage built into your browser, work in a comparable way.

Cookies have many possible uses — some are essential for a site to function or to remember a choice you have made, while others are used for analytics, advertising or building profiles of users. This website only uses cookies for the first of those purposes: to remember the language you have selected. Nothing on this site is used for analytics, advertising or profiling.

The cookie we use

This website uses a single first-party cookie. The table below describes it in full, in line with the AEPD's Guía sobre el uso de las cookies (2024 edition).

This cookie is set only when you actively choose a language using the language switcher; it is not set automatically when you first arrive on the site. It stores nothing more than your language code (for example, en or fr). It does not contain your name, email or any other identifying information, and its data is not reused for any other purpose, is not shared with third parties and is not used to build a profile of you.

First-party only — no third-party tracking cookies

The only cookie set in connection with this website is the first-party (propia) NEXT_LOCALE cookie described above, as required to be disclosed under the AEPD guide. We do not place, and we do not allow third parties to place through normal browsing, any analytics cookies, advertising cookies, social-network tracking pixels or similar tags.

In particular, this site uses no Google Analytics, no Google Tag Manager, no Meta/Facebook Pixel and no comparable measurement or marketing tools. The fonts used on the site (Cormorant Garamond and Hanken Grotesk) are self-hosted: they are bundled into the site at build time using Next.js, so your browser sends no request to Google when loading them and no font-related cookie or IP transfer to Google takes place.

  • No analytics cookies (no _ga, no measurement IDs).
  • No advertising or marketing cookies, and no retargeting/remarketing tags.
  • No social-network tracking pixels.
  • No cookie-consent management platform (none is needed — see below).
  • Fonts are self-hosted, so no request is made to Google Fonts and no data is transferred to Google.

Why there is no cookie banner

The only cookie this site uses is the NEXT_LOCALE language-preference cookie. Under article 22.2 of Spanish Act 34/2002, of 11 July, on Information Society Services and Electronic Commerce (LSSI-CE), cookies that are strictly necessary to provide a service expressly requested by the user do not require prior consent.

The AEPD's Guía sobre el uso de las cookies gives language selection as an explicit example: where it is the user who chooses a setting — such as selecting the language of a website — the resulting preference/personalisation cookie is treated as part of a service expressly requested by the user and is therefore exempt from the consent obligation of article 22.2 of the LSSI-CE.

Because this site relies solely on one such exempt technical cookie, no prior consent is required and, for that reason, no cookie banner is shown. This exemption applies only because the cookie is used exclusively for the language preference you chose: its data is not reused for any other purpose, is not used for advertising and is not used to build a profile of you.

  • Legal basis: article 22.2 LSSI-CE (technical-cookie exemption), interpreted in line with the AEPD Guía sobre el uso de las cookies (2024 edition).
  • EU framework: Directive 2002/58/EC (the ePrivacy Directive), as amended by Directive 2009/136/EC, which remains in force — the proposed ePrivacy Regulation was withdrawn by the European Commission in its 2025 Work Programme (announced 11 February 2025).
  • The ~12-month lifetime of this cookie is consistent with the AEPD's best-practice guidance; the AEPD's 24-month reference concerns the validity of consent for non-exempt cookies and does not apply to this exempt cookie.

Embedded maps (OpenStreetMap)

Some pages display a location map provided by OpenStreetMap. These maps load only on the pages where they are shown.

On our About page, the map loads only after you click to display it — nothing is requested from OpenStreetMap until then. On property-detail pages, the map is lazy-loaded (only requested when you scroll down to it) and then requires a click before it will capture your scrolling. Only at the moment a map actually loads does your browser contact OpenStreetMap's tile servers, and only at that point may OpenStreetMap (or its tile provider) set its own cookies, under its own privacy and cookie policy, over which we have no control. We recommend reviewing the OpenStreetMap Foundation's privacy information if you wish to understand how it handles data.

Embedded video (YouTube / Vimeo)

Some property pages include a video. To protect your privacy, the video does not load until you click play — nothing is requested from the video provider before then. For YouTube videos we use its privacy-enhanced mode (youtube-nocookie.com). Once you click play, the provider (YouTube/Google or Vimeo) may set its own cookies under its own privacy and cookie policy, over which we have no control.

Outbound links (WhatsApp, social networks, Google Maps directions)

The site contains links to external services — for example WhatsApp (wa.me), our Instagram, Facebook and LinkedIn profiles, and Google Maps for directions to our office.

These are plain hyperlinks. They set no cookies while you are on our site. A third party can only set cookies once you actually click such a link and arrive on that third party's website, at which point that provider's own cookie and privacy policy applies. We have no control over the cookies set by those external services.

Property photos and form submissions

For completeness, two further data flows do not involve cookies but are worth noting. Property photographs are delivered through a content-delivery network (Cloudflare Images, imagedelivery.net), which receives your IP address in order to send you the images; this is technically necessary for delivery and sets no cookies. When you submit our contact form, our "sell your home" form or a per-property enquiry form, the details you provide are sent to our customer-relationship system (Tesoro Estate, api.tesoro.estate), which acts as our data processor; this also sets no cookies on your device. How that personal data is handled is explained in our Privacy Policy.

How to control, block and delete cookies

You can manage, block or delete cookies — including the NEXT_LOCALE cookie — directly from your browser settings. The AEPD guide expressly accepts referring users to their browser's options for this purpose.

Please note that the NEXT_LOCALE cookie is what allows the site to remember your language choice. If you block or delete it, the site will simply stop remembering your preferred language and may default to English until you choose again; nothing else on the site depends on it.

  • Mozilla Firefox: Settings → Privacy & Security → Cookies and Site Data.
  • Apple Safari: Preferences/Settings → Privacy → Manage Website Data.
  • Microsoft Edge: Settings → Cookies and site permissions → Manage and delete cookies and site data.

Future changes and updates

If at any point we decide to introduce analytics, advertising or any other cookies that are not exempt under article 22.2 of the LSSI-CE, we will update this Cookie Policy and, before any such cookie is used, put in place a compliant consent mechanism. That mechanism would request your prior, informed and granular consent, offer equally prominent "Accept" and "Reject" options, and include a settings panel allowing you to manage your choices — in line with the AEPD's guidance.

We review this policy periodically, as recommended by the AEPD. The date of the latest version is shown at the top of this page.

The competent supervisory authority in Spain is the Agencia Española de Protección de Datos (AEPD), www.aepd.es. The applicable legal framework includes article 22.2 of the LSSI-CE (Act 34/2002), the GDPR (Regulation (EU) 2016/679) and Spanish Organic Act 3/2018, of 5 December, on the Protection of Personal Data and the guarantee of digital rights (LOPDGDD).
